An ordinary month calendar, two months side by side on a wide screen and a year ahead. Nights already booked are crossed out, with a line under them in the color of where they were booked: yellow for Airbnb, cyan for Vrbo, white for booked direct. They come from each listing's calendar link, so the host never types a booking twice. The link under the calendar shows the next nine weeks as rings around the house instead.

The calendar reads Sunbather House's Airbnb and Vrbo calendars through iCal, the calendar link both sites already give every host, so nights booked there show here as taken. Each source is drawn in its own color, so the host sees at a glance where every booking came from. It works the other way too: nights booked here go out to Airbnb and Vrbo.

Two ways to book, at the same price. Instant Book: for a check-in 3 or more days out, the guest books and pays right away. A request: for a closer check-in, the host approves it first. Closer dates wait because Airbnb re-reads an imported calendar only about every 3 hours, so a night just booked there can still look open here. Both ways re-check both calendars before anyone pays, so no double bookings. The host switches Instant Book on once their test booking and calendar sync have run clean. Try both: pick a check-in 3 or more days out, then one sooner.

Example tax rates for a home in Osceola County. The host's accountant confirms the real ones.

Each tax is its own line (Florida sales tax 6%, Osceola County surtax 1.5%, Osceola County tourist development tax 6%), worked out on rent plus cleaning and rounded to the cent. The guest sees exactly what they pay. The host still files and pays them, to the state and to the county; the monthly report on the host's side has the numbers.

Cancellation policy

Cancel 30 or more days before check-in for a full refund. Cancel 14 to 29 days before for half the total back. After that, there's no refund.

Rental agreement

The stay. Check-in is from 4 pm and check-out is by 10 am, on the dates you book.
Guests. Up to 8 people stay overnight. No parties or events.
The pool. There's no lifeguard. Children stay with an adult in the pool area, and the gate stays shut.
Quiet hours. 10 pm to 8 am. The neighbors are families too.
The house. No smoking inside and no pets. Two cars in the driveway, none on the lawn.
Damage. Tell the host about anything broken. Repairs beyond normal wear may be charged, with photos and receipts.
Payment. With Instant Book, pay the total when you book. For a request, pay through the payment link within 24 hours of approval, or the request lapses.
Cancelling. As in the cancellation policy above. Refunds go back to the card you paid with.
Taxes. Florida and Osceola County taxes are charged as shown. The host pays them to the state and the county.

I've read the rental agreement and the cancellation policy, and I accept them.

The guest signs by typing their full name and ticking the box. The system stores the typed name, the time, the guest's IP address and which version of the agreement they accepted, so the host can always show what was agreed to.

The pool

Fenced, private and facing south, so it gets sun all afternoon. Heated from November through March at no extra charge. Loungers, two hanging egg chairs, a shaded table and a gas grill.

See the host's side

This is what Marisol sees when a booking comes in. The sample is a last-minute request, for a check-in less than 3 days away, so it waits for her: approve it, take the payment, try a refund, or say no. Book 3 or more days out above, and it arrives here as an Instant Book instead, with nothing to approve.

Approve re-reads the Airbnb and Vrbo calendars first. If the nights were booked there in the meantime, the host is told and the guest gets a polite no instead of a pay link. Instant Book runs the same re-check by itself when the guest presses Book now, so an Instant Book arrives here already booked, with nothing to approve.

The pay link is Stripe's own checkout, on the host's own Stripe account. The money goes straight to the host, less Stripe's card fee. VowBuilt takes no cut and charges no booking commission. The guest gets a confirmation with an itemized receipt, and an arrival email before check-in.

Refunds: the host presses Refund, picks the day the guest cancelled, and sees what the cancellation policy allows. The refund goes back through Stripe to the guest's card, and the nights open again. No security deposits in version 1.

Once the guest pays, the nights go into the site's outgoing calendar feed. Airbnb and Vrbo read that feed and block the dates there, the same iCal link in the other direction. Try it: after the guest pays, the calendar at the top shows the stay as booked direct.
